My Coon Rapids rambler is drafty and expensive to heat. Where do you start?

The attic and the rim joist, almost always. Heat escapes through attic bypasses around the chimney, bath fans, and top plates, and cold air pulls in at the rim joist to replace it. That loop is what makes a house feel drafty. We air seal the attic floor, spray foam the rim joist, and add blown-in to the right depth. You notice it that day or that night: the furnace stops running all the time.

Why do so many Coon Rapids ramblers have cold floors and drafty rim joists?

Coon Rapids was built out in the 1960s and 1970s, and the code at the time did not require sealing the rim joist. In a rambler, the rim joist runs all the way around the perimeter at foundation level, and if it is just sitting open or stuffed with loose fiberglass, cold air comes straight through the floor. We spray foam those rim joists with two-part foam, which also stops the moisture problems that come with unsealed rim joists in a Minnesota winter.

Why is the lower level of my Coon Rapids split-level always cold?

Builders usually stuffed a strip of fiberglass in there, which does almost nothing against air movement.
