Why Arden Hills Homeowners Choose Spray Foam
Minnesota winters demand insulation that actually performs
Stop Winter
Drafts
Spray foam expands to fill every crack and gap, an airtight seal fiberglass batts cannot match. No more cold spots or uneven heating in your Arden Hills home.
Lower Energy
Bills
ENERGY STAR estimates about 15% savings on heating and cooling from air sealing plus insulation. Many Arden Hills projects also qualify for utility rebates.
Increase Home Value
Buyers notice a home that stays comfortable year-round. Insulation pays you back twice: lower bills while you live there, stronger appeal when you sell.
Reduce Exterior Noise
Open-cell spray foam is an exceptional sound absorber. It fills the wall cavity completely, so rooms near busy roads, flight paths, and neighbors feel noticeably quieter.
Help Stop Ice Dams
Ice dams start when heat leaks into the attic and melts the snow on your roof. Sealing those air leaks first, then adding insulation, keeps that heat in the house.
Eco-Friendly
Choice
Reducing your energy consumption is one of the most impactful things you can do for the environment. Spray foam lasts the life of the home without settling or losing R-value.

Insulation for Arden Hills Homes
Arden Hills built more houses in 1979 than in any other year, and about half the homes in the city went up before 1974. A lot of those 1970s houses were sold to first-time buyers. They were built to a starter-home price and insulated to the standard of that decade, and today they sell as move-up homes with the same attic and the same bare rim joist. The lake neighborhoods hold a different kind of house. Most shoreline homes on the city’s seven lakes went up before Arden Hills had modern development rules, some as early as the Grant Alexander addition on Lake Johanna in 1939, and the city reports steady pressure to remodel and rebuild along those shores. Different eras, same leak, nine times out of 10: warm air moving up through the attic floor around the top plates and every can light, with nothing sealing it. You notice it as an upstairs that never warms up and a furnace that keeps cycling.
Common Insulation Problems in Arden Hills Homes
In the 1970s houses it usually starts in the attic. The original fill has been settling for close to 50 years on top of an attic floor that was never air sealed, and the rim joist has a batt shoved in it or nothing at all, since nobody was foaming rim joists until the late 1990s. In the older lake homes it moves to the walls and the floor. Thin or empty wall cavities, framing that has shifted as the house settled, and cracks right at ground level where cold air gets in and mice follow the heat back out.

Frequently Asked Questions
What does attic insulation cost on an Arden Hills house?
I do not post a per-square-foot number, because the price depends on the attic, not the size of the house. What sets it is what is up there now and whether it has to come out first, how steep the roof is, and how long it takes to get down to the top plate along the eaves. An 8/12 pitch you can nearly stand up in goes a lot faster than a 3/12 where you are crawling on your stomach the whole way. Then it comes down to the material, spray foam or blown-in or both. Call me, I come out for free, and you get a bid written for that attic. Ask about CenterPoint and Xcel rebates while I am there. If you qualify, they can cover a good share of it.
How do you seal an older house against wind and cold with spray foam?
You start where the air gets in, not where the room feels cold. As an older house settles, cracks open along the rim joist, down where the house meets the ground, and around the top plates up in the attic. Heat escapes through those cracks, cold air pulls in behind it, and mice feel that warm air and dig toward it. Foam goes on the rim joist and across the attic floor so there is no path left for the air to move through. Finished walls we typically do not spray. We take the siding off, dense pack the cavities with blown insulation, and put the siding back, so nobody has to tear out the plaster inside.
If we are remodeling an older lake house, when should the insulation happen?
Before the drywall goes up. Once the walls and the roofline are opened down to the studs and rafters, we can spray foam every cavity and seal the whole envelope in one pass, including the corners that are impossible to reach later. After the sheetrock is on, that same job means working around finished surfaces, and some of it cannot be reached at all. So call me when the framing is about to be exposed. I come out for the estimate, look at what is there, and we work out a timeline that fits your contractor's schedule and ours.
We just bought a 1970s house in Arden Hills. Where should insulation start?
In the attic, and with air sealing before any more insulation goes on. A house from that decade typically still has its original fill, sunk down over the years, sitting on an attic floor that was never sealed around the can lights or the top plates. Piling more on top does less than people expect, because the warm air keeps finding the same holes. After the attic, go down to the basement and look where the floor framing sits on the foundation. Bare wood or a loose batt along that rim joist is the cold floor you feel along the outside walls in January.
Why does the water line on our outside wall freeze every winter?
A lot of times the plumber ran that line too close to the exterior wall, and the batt behind it cannot stop the cold. The cold conducts straight through the wall to the pipe, and it freezes in the same spot year after year. What we do is cut out that piece of drywall, foam the cavity so the pipe is no longer sitting against the cold side, and close it back up. Once that cavity is foamed, that spot stops being a problem.
