How much does insulation cost in Eagan?

Every house is different, so we do not publish per-square-foot prices. Travis looks at what you have going on: how much insulation is in there now, whether there is a vapor barrier, how much air movement, and how hard the attic is to work in. Why is the bonus room over my garage so cold?

Because it sits over an unheated garage, and the floor cavity was usually insulated with batts that slumped out of place or were never installed tight. We spray foam the floor cavity and the rim around it, and the room becomes usable in January again.

Why does my Eagan split-level feel so different temperature-wise room to room?

Split-levels stack floors at different heights, and each floor has rim joists that may or may not be insulated. The level closest to grade is usually the coldest because the exposed rim joists on that side have nothing in them. Add in attic bypasses on the upper level and you get a house where one floor is comfortable and another runs cold. We trace the heat loss floor by floor, spray foam the exposed rim joists, and air seal the attic. After that the house holds an even temperature.

My Eagan house was built in the 1990s. Why does it still need insulation work?

Because builders installed the minimum the code required, and the code minimum is not the same as comfortable. Thirty years of settling makes it worse. The usual culprits are attic bypasses around can lights and bath fans, batts that slumped out of place, and bonus rooms that were never sealed tight. We air seal, fix the trouble spots with spray foam, and top it off with blown-in.
