Why does the upstairs of my two-story swing hot and cold with the weather?
Because the attic above it is leaking. Heat escapes through bypasses around can lights, bath fans, and top plates, and in summer the attic heat pushes back down through thin insulation. We air seal the attic floor, fix the trouble spots with spray foam, and top it off with blown-in to the right depth. The upstairs stops tracking the outdoor temperature.
Do you insulate walkout lower levels in Shoreview homes?
Yes. A walkout lower level loses heat through the exposed foundation wall, the rim joist at the top, and the floor above grade. Spray foam on the rim joist and the exposed foundation wall makes the biggest difference. In a lot of Shoreview homes the walkout wall has a loose piece of fiberglass in the rim joist and nothing on the foundation wall itself, which is basically an open path for cold air all winter.
Do Shoreview homes need special insulation for ice dams?

Why do Shoreview ramblers and split-levels lose heat through the ceiling?
The 1960s and 1970s houses in Shoreview were built to the code of the time, which allowed much less insulation than you would want now. The bigger problem is air sealing: those houses were never air sealed at the top plates, and heat rises through every gap in the ceiling into the attic. You can add blown-in over it, but if you do not seal the bypasses first you are laying insulation over a series of exhaust vents. The sealing comes before the insulation.
